my basic understanding. other sifus out there please correct me if I am wrong.

VP basically means handling over of keys, allowed only if the following conditions are met:
1) developer's architect has certified that the building has been completed according to specifications and connected with water and electricity supply;
2) The developer has applied and certified that Form E has been sent to the local authority for the issuance of a CCC (previously COF);

from what I know, CCC can be issued concurrently with VP, subject to some adherance to matrix of responsibility or something...
Only after CCC has been issued, the property can be occupied...

aiya state aledy 2 weeks ago punya price ma.... not selling at the moment.... coz intended for own stay...
summore my house number sure fetch premium 1.... hehehehe  ;D....
but if the price inflate to >RM800k ... tempted..

I oso got offer from another agent a week ago, but doubt the offer is true.... RM750k... said ready buyer summore....so I ask for meetup, he said deal thru him woh, give him a few days to contact buyer... so hard to contact meh nowadays? till now no sound no picture..... most probably these agents fish price from seller, then find buyer

By the way, I've been receiving calls from a couple of Agents lately and surprisingly they always have a "serious buyer" on hand .... Since the Agents are the ones that approach the owner, I am curious if the Agents' commission should be borne by the buyer instead??

Most of the case the commission is borned by Seller. I'm not sure if the property is selling like hot cake, why the owner can't sell the property themselves and save the commission?

I had bad experience that with an agent until I complaint to the agent chamber but of course nothing is happening. That was the time when BK9 cahaya was selling like RM 330K but suddenly they were asking for RM350K when I want  to give my deposit. I saw that agent advertised for Melodi on iproperty.com. Of course I will not deal with them anymore.

Well, may be I shouldn't blame them since they are also work for living.

Oh yes, Cahaya Cahaya .... I had my eyes on her before too.   She is very pretty but ... I'd better don't add any further ...  Anyway, call it puppy love and it didn't last long cos' Melodi came into my life shortly thereafter.

Melodi is just astounding and her beauty goes way beyond her great look.  Her calm inner beauty is as pure as the virgin Ayer Hitam permanent forest reserve and I simply fell for her!!

I suppose it is fate.  He he ...

am impressed with the way they do the landscaping at Melodi. This time around IP is quite generous. any one know when Melodian will be getting their key?

I heard from Account department of I&P it should be by End of August to have VP. It should be around that time to have key also.
