Just went to Mah Sing Kinrara Residence. They are selling for 2 storeys (600K+), 2 1/2 storeys(800K+), 3 storeys(not announce)..I wonder BK new launch middle lot also selling for 600-700K for freehold land. Seems their price is high side.

They keep on mentioning about the jointly used Dewan Serbaguna (so called club house) but it will only be ready with the Semi-D phase.

alvinsoo, middle lot is called "Intermediate".

Bandar Kinrara which is FREEHOLD, latest launch Emerald intermediate unit already selling for rm690k. So Mah Sing's Kinrara Residence which is LEASEHOLD, if selling rm600k+ is EXTREMELY EXPENSIVE!

Consider this: we all know Mah Sing bought the leasehold land from Mahajaya for about rm35/sqft. If intermediate unit is 22x75=1650sq ft land, that means cost of land is only 1650sqft X rm35/sqft = rm57,750. That means if mah sing selling for rm600k+, it is selling house for rm550k+!  :o And to put into perspective how cheap or expensive 550k is, consider this about a year ago, my friend build his own bungalow in BK (minus land cost) for only rm750k!
To me, Mah Sing Kinrara Residence is a RIP-OFF! Better buy Bandar Kinrara as it is Freehold.

If I were property developer, now is PERFECT time to launch properties. Even lousy deals are snapped up by buyers, because buyers are afraid of losing out as each new launch is 10-20% more costly than previous launch.

I second your saying....

If we read Sin Chew today, we may know the reason why Klang valley house price is booming. The MS launch will be next week but there are already more than 10 peoples queuing now. Looking at MS will launch 200 units in 1 go, what a rush some more is leasehold land.

They will tell you that some of these houses have been built until Ground Floor. I went to site to see, there is no machine there but yet there are some houses ready built. I think this is the uncompleted phase from MahaJ last time. Can't see any machine or workers at all.

Change Boss then with new price for the same product...just a guess!

Buy Kinrara Residence and YOU GIVE Mah Sing directors a brand new Porche car each, while YOU GET a life-sentence as a Slave to bank!  :P

Last year, one of my friend just bought a unit in Taman Damai Utama through sub-sales. When he signed the S&P, he just found out that the master title has only ~80 years left. So probably something that people should check with the developer.

Slightly over one acre of land for a club house, what facilities can it provides? It is only a gimmicks! Imagine your neighbours' units are 100k to 200k cheaper than yours..........if you suck in for this.

It's a bargain at RM700K for DSL with such a good environent, build up is bigger than I&P recent launch. Let's BBB. :D

For me LH is alright as the house is for own stay. Well, if i can afford another one later, this one will be passed down to next generation. Let's use this as a record: Say RM700K in year 2010 for DSL, let's see what will it be when VP in 2012.

It may concern those investor buy for flipping as it may not fetch a good margin when VP as this property is close to market price now.

Share share your experience on Mah Sing if any.

If I were you, for rm700k I'd buy a preowned Corner unit in Bandar Kinrara. More value for money. More bang for the buck  ;D
Thanks for your suggestion, but the build up may not be the same if compare BK unit with KR unit at RM700K. I am those buy and stay kind of weird fellow that lack of idea for renovation. Hehe, now talk only as not sure how long the queue is already? The SA said will update registered buyer on the pricing after their meeting, launching date is 28 Aug.
